How do you go about a loan modification for your mortgage?

I've already had my 341 meeting however, I've never signed to reaffirm my mortgage. I currently have a land contract on a house but I want to see if I can either get my payments down lower or possibly get out of the house. I've asked my mortgage guy what I can do and he said 'nothing'. I figured that's the answer I would get but I thought I would ask anyway.

What options do I have to get my loan modified or what other options do I have? I live in Wisconsin.
