Possible workout with Bank - but worried

We recently filed BK7. We did not file a reaffirmation agreement on our house. However we are two months behind on our mortgage. The mortgage company called and emailed our lawyer. Basically the said we need to get caught up or they will seek of relief from stay to protect their interest. But they did say in the email to our lawyer that they would be willing to work with us (possible extension) in exchange for a signed reaffirmation agreement. An extension is nice but not worthy of signing a reaffirmation. But I was thinking that this may possibly open the door to negotiate an modification agreement with them. So yeah I know, call and see what they are willing to do or not to do. BUT the other problem is we are behind on our property taxes and for some reason I don't believe they are aware of this. We only have til next April to pay them or our town will go for tax sale (or whatever thats called). So my question is if we let on to them about the unpaid taxes could that potentially put us in immediate foreclosure? I'm just not ready for it to be "now". I'm in New Hampshire so its non-judicial. We can probably get them paid before April 2011, as well as catch up on the payments. But it would be nice to roll it all into a modification and start with a cleaner slate. Any advice???
