    Exactly, and my point is that often they probably don't even look at non-consumer filings, as it may not be worth the fight unless they are SURE it is blatant abuse and not non-consumer. You are certainly smart to have it ready to plop on his desk if for some reason he or she does try to call you on anything. Good luck!

      how's all this going? did you get to stay non-consumer?

      I had a title company "forget" to file an investment property transfer for 11 months. The owner of the company went to prison for 90 days. Point being, so what if they lost money and don't want to hear from you, they're required to maintain these records and will be in a world of crap if they don't.

        I haven't heard a PEEP from the Office of the United States Trustee (OUST). I have about 24 days to discharge. Of course, the UST likes to file complaints on the last day, so this will be a nail biter for sure.

        I've had title company issues too, in the past. The home I sold in 2005 was a 'dry" closing. When the money came in a few days later, the title agent (and owner) "forgot" to pay off my mortgage, HOA, and other things. About 30 days later, the HOA and mortgage company are pestering me about being "late". I was livid and scared. It was all corrected though.
