    Surrendered properties under CH7

    Hello, and thank you in advance for all the great info I got form this forum.
    I filed CH7 in FL on July 09 and my atourney informed me today that my discharged was entered yestarday Nov 11 and has closed with the court.
    I have some basic questions in regards two surrendered properties under my Bk:
    1-Am I responsible for the property taxes on those properties? I have received the tax bill
    2- What is going to happen with the HOA bill at the end of the year? even do the BK is closed the properties still under my name. Same with the insurance on the properties covered until February next year.
    3- One property is vacant and I'm still mantaining the lawn but not the pool, the other one the tenant never moved out and they are maintaining the property. Should I stop maintaining it or not until the foreclosure happens.

    Property taxes are not your responsibility.

    HOA fees after discharge ARE yours. Anything that was prior to bk was wiped out, though. I am unsure about liens that might be put on the property due to maintenance issues. Hopefully someone else can answer that.

    You are, technically, responsible for the insurance. Many people let the insurance lapse. Some insurance is not valid unless the home is occupied, anyway, so there are valid reasons for doing so. You can, and many people recommend, obtain vacant property insurance. I do not know what the cost is.

    Your best hope is that foreclosure is complete by February, but that is probably unlikely.
