FYI........my attorney put 100.00 for home maintenance. House is 50 yrs. old, recently remodeled and the trustee never blinked an eye. Of course, I was under median so that may be why but you really do need to put something down for that.

THANKS SO MUCH sunshinepa - well, we put down I think 100 (maybe 150) don't remember - well, the house does NEED 6 new windows, new carpet (10 years of kid/dog/cat puke - sorry I know it's lunchtime), a few floorboards fixed, garage door replaced per the edict of the Emperor/Fuhrer (aka HOA)...to start with...

Beer - I'd love one...or Frogger's recipe for a tequila margarita!!!! :-)
