    StartingOver08, thanks for the information. I am originally from NY it is customary there for the tennant to pay 1 month to the real estate agent, 1 month security deposit & first month rent. Total 3 months, up front.

      The agents I talked to here in North Florida said they typically just want 1st and last month's rent plus deposit for renters with questionable credit. Usually around here it's just 1st month and deposit. I know that's what we did with our current tenant as she had a questionable history herself, although she has been fine.

      I'm really hoping to have even more than that so that I can really sway them towards us. We're wanting to stay in the same school district, which is the homes that most renters are going to want - so got to do something to help them look more favorably towards us.
