    The few experiences that posters have shared on this site about this issue have all ended badly for the bk filer.

      Another question:
      What does the court / trustee typically determine the cost to sell a home to be? One attorney told me 6% and another said 8%. Is their a solid figure for this in CA?

            Would the court determine the value of my home based on fair market value or the value they would get at an auction which obviously wouldn't be the 'appraised' value?

              We used the "appraised value" which has become the price of all of the foreclosure sales around my neighborhood.

                  They didn't. We just put down the appraised value of the house.
