    When to tell the neighbors?????

We are currently late on our mortgage (got NOD this month) and will obviously be foreclosed on in the near future. We plan to file BK 7 before the foreclosure is complete (Which by the way, is that even smart? SHould I just wait until after and then file?)

Anyways, when do we tell the neighbors we'll be outta here? They are nice people, and we have been fairly friendly with them (but not close enough to disclose personal financial info).

I don't want to just leave, but I dont want to go into it all...and on top of it - the guy's a realtor!

    ANy advice would help
    waiting to file in july-august,
waiting for Chase to begin foreclosure,
waiting for cc's to begin lawsuits,
    just waiting (& "afraid")...

It's none of the neighbors business.

Just let them know you are moving when the moving trucks pull up - or maybe a day or two before.

BTW, if your neighbor is a Realtor, he can find out anyway in the public records. Most professional Realtors keep their mouth shut about that stuff in the neighborhood until the house is vacant and avail for sale. Then they are concentrating on getting the house sold - NOT concentrating on who lost the house. We never discuss that....

I am not an attorney. None of my advice is legal advice in any way..

We've just become kinda friendly living next door so I would feel weird just up and leaving...but then again i dont want to disclose all our personal info.

How soon is it public record about our house....(got NOD this week)

If he's a Realtor, he probably subscribes to Realtytrac, which sends an automated e-mail to him when a house goes into forclosure at 3 months. I get them all the time, so i know which of my neighbors are struggling also.

As far as moving, you can do like they do here in the Inland Empire, and just sneak away during the night.

I plan on staying at my place till the house is foreclosed and sold and I am shown the door. Gonna save as much money as I can. However, it's mostly the REO or Bank Owned signs on the lawn that may pop up later that I do not look forward to seeing.

I am very sorry to hear you are losing your home, have you found somewhere to go yet? Are you ok with this move? If you want to say goodbye to your neighbor and since he will find out anyway, simply tell him you are letting the house go, you don't have to go into details, I'm sure with the way the economy and housing market is you probably will not be judged as harshly as you may think. He will probably be sympathetic and understanding especially if he is a realtor. We are in a national housing crisis and you are by no means alone. Again I am very sorry!
