How did you all find newer houses to rent. Did you call a realtor? Some of you said you found new houses and contacted the builder? Thanks for any help.

When we moved here in October our credit was terrible - showing 4 defaulted mortgages/Helocs, 10 delinquent cc's... We rented through a company that manages about 230 homes for a pool of investors - this is all they do - and they didn't even require a deposit equal to the rent! Our rent is 1525, deposit was 1200 + 500 refundable pet deposit. This is a brand new 4 BR home, we are it's first tenants! Pretty awesome, I think based on the fact that we had never had any lates prior to last year and DH at the time was almost at the 18 year mark with his employer.

My ex had to find a rental right after he filed a CH7...he included past due rent from the apartment he was renting before he filed and the balance of his lease. He moved into his new place just days before his 341.
We found an awesome Realtor who knew exactly what to do in a bankruptcy situation. She found him a very nice privately owned townhome with very reasonable monthly rent and he was able, with the help of the realtor to negotiate security deposits in lieu of his painting the unit himself. He would NOT have found this rental on his own. It is MUCH nicer than the apartment complex he was renting in prior to his BK, and less expensive.
I'm not sure what hidden fees a previous poster was referring to but the agent gets paid a fee paid by the listing owner, not the renter/applicant. The agent was able to present my ex's bankruptcy to the owner in a positive light, which turned out to be unnecessary anyway because the owner had some experience with an employee going through the BK process and understood that BK didn't mean my ex was a risky rental candidate, but rather his clean slate and lack of any unsecured debt made him the ideal tenant!. The rental market is so competitive right now it was absolutely painless.
Most of the listings on Craigslist in our area turned out to be either Agents or not at all what was pictured, and was, in our experience, a waste of time.
The agent who helped him made sure the any property he looked at was not in foreclosure, or pre-foreclosure (no Lis Pendens filed).

There isn't any around here on craigslist. I have looked in the local papers but they are all crappy houses. I'm not leaving this pos to go to another pos. I guess we have time since our 341 isn't until March. The filed a lift of Stay and Aband. on our house that just got me nervous. I contacted a realtor and she said she would look. I need to move to FL!! I found a ton of nice houses down there. My business would do better I would be happier. My hubby won't go! I should just pack the kids and go without him! We have 3 dogs too that I will not get rid of, even if it means I am going to be homeless. I am in OHIO by the way. Northern ohio....
Also, I get on realtor website and do they just not advertise some of these homes as they would rent?

Realtor.com does not adv rentals usually. You call a realtor in your area to find out about the rentals. Many of the homes available for sale are also for rent. Even the new homes. In our area the realtor is paid by the house owner and the tenant does not pay any sort of fee at all unless it is to run credit.
To get around that, I ask the prospective tenant to run their own free report so another inquiry does not show. Many times we can work with that report if the owner wants to see the credit. In many instances, once we disclose there has been a BK, the owner does not want to see the credit and will work with us anyway!Filed CH 7 9/30/2008

So apparently Realtors in my area don't help with renting. They all thought I was crazy! My hubby said something about sending letters to houses online that we like. I don't know if that would be a good idea! Any other suggestions. I have been on craigslist I have even put an add up for house wanted. I have called a lady and we are waiting for her to call us back, she was taking apps over the phone. Just our work info and family size. So maybe that will end up working. This sucks!
