    Have you been able to rent a house/apartment post bk? Share here

    lots of us want to know what experiences anyone has had regarding renting a place to live after filing bankruptcy and getting their discharge; if you've had an experience, could you share it here, please?

    When I first filed my Ch 13 in May of 2007, I was living in a different apartment complex. To tell you the truth, it wasn't worth what I was paying for rent, so I decided to move when my lease was up. I called around to other complexes that I liked and the majority of them had told me my case has to be discharged, except a few of them. The one I did move into, just had me write a letter stating that I would not add them in my Ch 13. I did have to show them a list of my creditors, showing that I did not include any other apartment complexes in my plan. I guess if I owed any other apartment complexes money, then they probably would have denied me.

    I guess alot of the decisions just basically depends on the landlord.

      I have lots of experience with this. Not so much from the debtor side (but I will now since I am currently in a CH 7 ), but from the Realtor side.

      We love BK's when the renter is honest with the info RIGHT UP FRONT. Tell us when you filed and what your plans are for getting back on your feet and you will have no problem getting a new place.

      Usually we place you with a private owner of a house, condo, or town house. We usually have to pull credit and criminal and eviction reports. But, the BK on a terrrible report is easily overcome by the truth. A criminal record is hard to overcome, that is why the reports are pulled. Do not be afraid to rent a place through a realtor when you have filed. Just be honest with your current financial information (and that includes people that have lost their home through foreclosure) and you will have very few issues. Most owners are reasonable and we stay away from the one's that are not.

        We just signed a lease for a house, and we were just straight up with the landlord and told him the situation. He didn't even bat an eye. Now keep in mind he owns the house and was just renting it out to us, it wasn't an apartment complex or anything fancy.

          Good to hear realtor's viewpoint Statring Over! I really didn't know that.

          I found it has to do with who you are renting from also. I did try to stay with private landlords to be able to wheel and deal.

          I told my current landlord up front. And I payed in advance. So I know that helped

          In today's market, I really had no problem. He couldn't sell the place and needed me too.

              whew what a relief to read your posts; i'm moving across the country and looking for work and a new (rental) home. here's hoping my recently discharged bk isn't an issue for either search!
