    Home inspection fees?

    Citimortgage sent me a letter yesterday, it said that since I have been late on my payments that they are going to start having a inspector stop by and I would be charged for it. They also went on to say that everytime in the future I was late they would do this and the charge would show up on my statement.

    What the *bleep* is this? I am doing everything I can to get them back on track and they are coming up with every little thing to stop that from happening! They mentioned it was an "outside" inspection, unless the property seems vacant, then they would try to access the property!

    Is this to make sure you didn't skip out of town and leave the house sitting? I was only 30 days late, its not like I was months behind.

    I am hoping thats all they do it for, as by the end of next month I will be caught up. Then I will be filing, can anyone shed any light on this?

    Oh also, if anyone has had this done how much are the fee's usually? I am hoping like a 50 dollar tack on, and not hundreds!

    In your closing documents, there will be language that you are responsible to keep the property in good condition. The drive by is just for them to get an idea of the shape the property is in.
    No idea what they charge.

      The letter mentioned it was in there somewhere, however I don't see what it matters unless they are hoping its been destroyed so they can have a easier time forclosing on it? They never have checked the property out once in the past 2 years, only now that I am behind!

      I'm guessing , hoping, that if they are in the works to forclose on me they would at least give me a final notice and a last chance effort to catch up.

        Check your paperwork. Unless you agreed to such nonsense, I don’t think they can charge you. Express to them that you would like to keep the house, but if they make it difficult, they may become the new owners of a ‘white elephant’ as the housing market is in the tank. 'Hub

          If they do infact charge me I will demand proof of the signed agreement as from the small amount of disclosures I could find I didn't see anything about it. I am guessing if they want to charge me they have to provide proof of such an agreement?


          I felt the same way, I mean why make it even harder on everyone. Expecially as how bad the mortgage companies are getting now.

            Its the principle of the "Carrot or the Stick", except these companies have thrown away the Carrot, and now only use the Stick. Since THEY are behind, they seem to think that they can whip YOU hard enough and often enough to make you catch up, so THEY can catch up. Only it is driving you further behind, and making you more angry with them.

            Then you will be able to answer the question in the thread regarding which creditor were you the MOST happiest to BK against.

              Ok, I don't know if this is the same bank, cause I didn't have time to read thru it, but this person was subjected to "drive by inspections" by his mortgage company. On one post, I think he says they were $385 per "inspection". A nightmare!

              Hope you can avoid this.

                If your surrendering for foreclosing, who cares what they bill ya for inspections....... you can include it in your discharge.
                Now if your keeping the home, and its not in your mortgage papers about inspections, then its at their expense, not yours....

                  I'm actually not surrendering for foreclosure, thats the crappy part. 385 for a drive by inspection, OMG!

                    They were with a different bank, but who knows how much Citimortgage will charge. I should be 100% caught up come Nov so I can file though, but I'm scared to death now that I could be set back by the stupid inspections!

                    That story I had missed and it scares the hell out of me! I am hoping its not the norm though and I go through without so many crazy headaches, it seems they got behind way farther then 30 days!

                        No its ok, I appreciate the story and its one everyone should read! I didn't mean it like that, of course there are many pitfalls you can hit during this process. I guess thats just how life goes.

                        I am trying to stay positive and keep my head up, the hard part for me is getting in position to file. I have to not only get my mortgage caught up but also wait until our new addition comes along. And then of course come up with the rest of the filing fees. But I keep thinking once this is all over with no watter what the speed bumps, life will be better! Stress is a horrible thing!

                          It seems like my mortgage company charged around $70. They could conduct, "an inspection of the condition of the property, and interview me about my delinquency."
