    Home improvement loan after Chapter 13 discharge

    We’re hoping to get a home improvement loan some time after our Chapter 13 discharge to do some major repairs to our house. We’ve been making steady payments on our mortgage ourselves, it wasn’t included in the trustee managed payments. We’ve never ever been late, either prior to filing Chapter 13 or during. We have some home equity.
    Does anyone know how likely it is that we could get one, how long we’ll have to wait after discharge, and what criteria the bank would look at?

    You'll have trouble getting any conventional loan for 2 years after the discharge. This may also make you ineligible for loan products such as Fannie Mae's (FNMA) HomeStyle renovation loan. You'll also be ineligible for an FHA 203(k) -- rehab -- loan after the Chapter 13 discharge for 2 years.

    As far as I can tell, it would be tough to get just a renovation/rehab loan. A refinance would likely be okay, but cash-out refinances are probably also a little restrictive... although an FHA cash-out may be available. The issue with FHA's after bankruptcy discharge is that they usually have to be manually underwritten if the time since discharge is less than 2 years. Only a few lenders will do manual FHA loans, but you may find a broker that is willing to shop the loan.

    Maybe someone else has a different experience.
