    Is it possible to accelerate a foreclosure? I am moving in July.

    I am collection proof, I am thinking about canceling my homeowners insurance the day I move out. Good idea or bad? How about turning off the utilities?

    There is no way to accelerate a foreclosure. In fact, caselaw clearly shows that the lender is not required to foreclose. If you cancel your homeowner's, the lender will just put force-placed insurance on the property and start charging you (unless you discharged the debt). Turning off the utilities would do nothing either.

    The best way to get a home out from underneath you... is to put it on the market for a short sale. After 3 months, appeal to the lender for a deed-in-lieu. Otherwise, you are at the mercy of the lender and their willingness to foreclose.
