trouble finding a place to rent?

    interesting thing about craigslist.....i got some really nice pieces of furniture from the list...however, up north it was nothing but a rip off place...now my dd says in NC....the state even uses craigslist to list jobs!!!!

    so far we had great luck here...but we felt "safer" going through either a Realtor or management company.......however THIS house we found on our own.......it was owner owned and we did a rent option to buy and exercised the option in dec. .....we closed and now own the house feb 15, 2011....so it really worked out.

    however, as hhm......pointed out in another thread, owner rent option to buy....100% owner fianced properties are not a dime a dozen. however, at this point for some reason, even one of our best friends ....were Brits..owned 2 properties here and have been going back and fro to England since 1990...until NOW...it appears for some reason there is a mass exodise going on here and many Brits are leaving for Spain...most own their homes...so i think in the middle district there are going to be more opportunities happening in the future to rent with an option...at least i hope so ...that way more people will be able to buy again.


    i just told the owner up front what was going on with us........and we had cash ....he didn't care...took the bucks...and it worked out well for both of us.

      I am really worried about this as well. We are moving a few states away. The house will be in the middle of foreclosure and I'll be post 341, but not discharged. The bk is in my name only and I have steady income, but my spouse (who's credit isn't too bad) is unemployed.

      It's nerve wracking for sure, the unknown of it all. I am prepared to offer more money up front and have a co-signer willing to help if needed. Unfortunately, it appears there is a dearth of rentals in the area we're relocating. *Sigh*
      Stopped paying 8/2010, Filed 2/2011, 341 3/2011 done, Report of no distribution . . . Discharged & Closed 5/2011!

        yes, that's exactly what we did......and when they saw the cash, they were fine.

          I think you will have a very difficult time trying to rent while in active BK. Any chance you can stay put until its discharged?

            I was supposed to file in January and the timing would have been much better, but wasn't able to file until the end of Feb. I thought we would be able to wait it out until discharge, but the mortgage lender filed for relief of stay last week. If they move along as they have been then the house could go to auction 5/2 and then have to remain open for 30 days. From what I understand they can evict you pretty quickly where I live. So if they took possession on 6/1 we could be evicted by 6/6.

            So would it be worse to try to rent with an open bk or an eviction? Blech. Terrible options.

              .....my personal opinion only, I think the worse one would be trying to rent with an eviction.

              EDIT: just had a thought. Call up 5 rental apt places. Tell them you are doing some scouting for your brother/sister/ friend whatever....ask them what will impact their chances of getting an apt there more, an eviction or a bankruptcy? ....whats the harm in asking? then you have a little survey results to use i deciding.

                i HATE the suggestion, however...a co-signer may have to sign for the new rental...

                never a good idea, however, when push comes to shove...sometimes ones' got to do what one's got to do...

                  Guys, I have a similar question - I may - EMPHASIZE MAY - possibly get a new job in NC - that would pay nicely and have other income - credit sucks, waiting to file...because for NC my income is "high" I could give any landlord (I almost fainted how "cheap" the rentals are there compared to where I live!!!!) say two months deposit in CASH - do you think that would...make people more...reasonable???

                    i think 6 months may be more appropreiate.....yikes

                        yes, i know......however for us that was less that two months mortgage payment. of course we down sized by more than half.

                            Sorry, but 6 months sounds WAY high to me. An extra month of security, MAYBE 2, but if that doesn't work, just try another rental.

                              We have to move out next month. Took a little searching, but found a nice place on Craigslist. Told them our situation and did background check and will be moving in next month. We only had 11 months without a house payment but managed to save up 20k and pay off the last 3k on a car. We are just paying a security deposit. A high percentage on Craigslist seem to be people who have never rented to anyone before. I'm guessing they don't want to sell for a loss, but want to use the low prices to purchase a new house.

                                i think in NC if and WHEN you get that job...my daughter told me...she will give me a list for you of where to live and she told me there are PLENTY of people inthe same boat as you.

                                she also, mentioned to me, that you can't be fooled by some areas...so LOL!! she wanted me to make certain i told you that and when you get the YES call...she'll pass on some info for you..

                                and you will NOT need 6 months in advance. in NC they use craiglist a lot!
