Insurance/electricity/water/trash/etc

We filed CH. 7 in October of 09'. We included the house and the HOA in the BK. We were discharged in January of '10.

Our last house payment was in October 09' and other than an assignment of mortgage and a notice of acceleration, we have not received an NOD or anything official. We are crossing our fingers for a new job in another state. If we have to leave this house before the NOD or change of official "ownership" what are we required to do?

I am a bit nervous about not having any insurance (I don't think we have any now, not sure).

Am I allowed to obtain renters insurance on the house in order to protect personal belongings and have liability coverage? When we do leave the house, can I maintain renters insurance just for liability? Or, is there a seperate homeowner policy for a vacant property?? I could care less about the "house" but what if someone trips and falls outside?

Lastly, can I disconnect everything else? I live in Las Vegas, so winterizing is not an issue. Can I shut off water/trash/sewer, electricity, gas, etc??

What might I need to leave on? I have neighbors who will "watch over" the property after we move.

I know, a lot of questions. I appreciate any advice!

If you have to leave this house before the title changes over, I would recommend having the house winterized. It does get into the low 30's in winter in Las Vegas and you wouldn't want frozen pipes.

While the house is in your name, you should make sure you have house insurance.

Insurance for a vacant house is usually quoted higher than an occupied house.
As poster above said, you really want to see if you can get insurance soon.
