We got our NOD from our second (Specialized Loan Servicing) today. Last payment was 11/09. What do you guys think the chances are that we will really have the trustee sale this spring? It's funny, I really thought I'd have to fight to get them to take back the house, and now it seems like they may be ready a few months earlier than I was ready for!

you must have equity. a second never moves unless you do.

Yup. We have about $35K equity I would guess. I can't imagine they'll end up with much after the costs of sale, but they must be thinking it's better than nothing, I suppose .
