    Removing Insurance on foreclosed home

    Home was sold back to the lender at a trustee sale on Sept 8. I have been checking the county recorders office and do not show that title has changed hands yet. When should I cancel homeowners? I was hoping something would be filled by now so i can cancel.

    I cancelled mine the day after it was auctioned off.

      At the time the lender purchased the home, they became responsible for the insurance.

        Go ahead and cancel. It may take several days for the title change to show up online.

          Maybe I am worrying too much but it has been two weeks and when I do a check on my name with the assesor/recorders office it shows a trust deed, reconveyance, then the NOD and notice of trustee sale but nothing since. Should I see a document with my name like a deed taking the house out of my name?

            I think what you are looking at is the official records, which will always keep a copy of the documents you mentioned. I believe there would also be a record of the title change though. You could also check the property assessor or tax collector website and search on the address. The tax record will have the owner's name on it.

              I never thought of actually cancelling the insurance. I thought it got cancelled by default when I simply didn't pay anymore.

              My insurance and property taxes were escrowed, so when I defaulted, I simply stopped paying everything. About six months later the insurance rolled over to a new calendar year and I didn't answer any of the bills or notices that came in the mail.

              Then late last year I was shocked when I got a refund check for $1,000 from the property insurance company! They refunded me the amount that was left over in escrow. (????)

              My mortgage lender has long since been paying insurance on the property, for over a year now.

                did the mortgage company ever come after you wanting the refund check back..I cancelled my insurance, that the mortgage company used to pay ouf of our escrow and our insurance company sent me a refund back too... Hoping i get to keep on to it!
