We are filing a BK 7 we think a 7 anyhow. We have not been able to pay WF for about 3 months now on a rental house in GA. We are making our residence payment, but since we owe more on it than it is worth we will probably let it go too since I can not pay for it on my income and hubby is not finding a job that pays either. Today we got a letter that an attorney is going to start foreclosure proceedings. We had tried short sale and WF lost our paperwork and our realtors so many times that our buyer walked. Then we asked for a DIL and today we get this foreclosure letter? It states in the letter "Please be advised that in the event of foreclosure you would not be personally liable for any part of the debt, but you will lose your interest in and rights to the property". Does that mean they will not chase us for the difference or that we are getting a dil???

Oh, hub, I thought I did respond. My job is supporting us. If we move back I will not have it... and we had a problem in GA which is the reason that we left. We moved into a bad area I guess but being new to the area we did not know that. Anyhow, we had a guy at the door at 2 am speaking in spanish and drunk. We called the police, and they arrested him and he had a butcher knife in his pants. So, for a while we got threats from cars going by and trash tossed in our lawn that sort of thing. One day when I was in the yard a truck full pulled up and jumped out of the bed of the truck and they were threatening me. I now have a large scar from being sliced by them. Hubby worked late in GA, and we both wanted out of there.. So going back is not an option really. Iwould not have my good job, and who knows if he could get a job.

The short sale does not work with Wells Fargo because they lose your paperwork that you HAVE to fax to them 3 times at least. Then they lose your realtors at least 3 times too or more. Because you have to fax and they check it in you can not simply call them the next day to find out if they got it or not. You have to wait 3 days or you can simply fax it again which cost me 45.00 each time I sent all the stuff they wanted. By the time they assured me they had it then it moved into taking forever and asking me for more current pay information. The realtor was exhausted from calling and faxing too. The buyer finally walked as there are many deals out there besides a short sale. Then, we applied for a DIL in GA. We are into 3 months and I got a letter yesterday from an attorney for the bank that they would start foreclosure and I could call them to try for a short sale.. ha ha.. yeah right. The intention is to take the property as the federal government will bail them out. In the end, when things turn around Wells Fargo will have a ton of property to re-sell at higher prices. This house had all our equity in it, but by the time you get done in GA paying for an "inspector" and doing everything he wants, then termite and a realtor you are taling about 20,000.00 or so... the house has 136,000.00 due on it plus all the late fees now I am sure. It might sell for that, but in a few years could sell for more. The "Appraiser" who was Wells Fargo approved valued it at 156,000.00 in 2005. We tried to sell it early in 2006 and the realtors all told us we paid too much and the appraisal was horrible, one of the worst in fact. I took values out of areas worth much more. Yesterday at work I was an appraisal here in MO from 2005 and again an appraiser took values from 3.6 miles and more away. Claiming there were no closer ones to go by. Today that home is worth about half, and MO has not dropped that much in value. But the appraiser knew that Ravenswood area the southern part was not worth what the newer housing was. Still he got his values to match the sale price of the home. Hence what is wrong with the whole system. Everyone has their hand out and they all have a good reason to get a higher value so they drove up the prices. Appraisers do not get calls if they don't get the "value" wanted. Real estate agents make their money bases on a percentage of the sale of the home, bad idea. Inspectors make their money by passing a house off as a winner when it is a loser, and then suddenly you get a good one and he tells the truth, which is what happened to us. Termite bonds don't do their jobs as we found termites per the inspector but the bond company denied it as they had the bond we paid for. What do you do? The one buyer we had prior to the short sale walked because everyone was fighting over if we had termites, the two inspectors for the stucture fought over what needed to be fixed in 05 and today.. geesh what a mess.

The north side of Jimmy Carter is where we were. And where it splits and goes out to the left. They have built a temple out there of some sort, it was not done when we left, but it looked very pretty. Some said it would be Hindu, I really don't know by any business was a welcome sign! The place was overrun with day laborers and crime. I feel bad for those who are stuck in that area. And the County does nothing about it either. You turn people in for trashing places and all they have to do is call the country to find out who turned them in and then they find you.. geesh. how stupid is that?

They have destroyed, vandalized, or stolen just about everything from my rental properties and no one knows or has seen anything.
