[They promised to pursue getting me Died In Lieu’s on a few properties ]
"Pursue" and "getting them approved" are two vastly different things.
DIL's account for about 2% of all loan workouts, so the likelihood of getting one is slim.
I've been getting calls from people who've worked with a co. in CA that charged big up-front fees and didn't provide much.
You could contact the AG in the state where they're located. They're on the hunt for companies who are harming homeowners. However, a lot of states are going way too far, and virtually outlawing foreclosure consulting, thus throwing the baby out with the bathwater.
LESSON TO ANYONE READING THIS:
If a company charges a hefty up-front fee to "help" you with your mortgage problems, you probably should seek a second, third, fourth opinion. Once you send that money down the rabbit hole, it's a helluva thing trying to get it back.
I'd suggest that you get to work on getting the house up for sale, at a price that it's likely to SELL for, and be sure that your real estate agent has LOTS of experience in handling short sales and NAMES as well as PHONE NUMBERS of the people he'll be working with at your mortgage company.
Why? Because a DIL is such a slim probablility, and most mortgage companies don't want to offer them.

I can't believe these companies are still around, but, at least, this California company doesn't seem as bad as a couple in Florida.
There's one company which makes you deed your property to them, they pay the arrearage, and you NEVER get your house back.
These predatory companies need to be reported! They can't do anything more than you can do yourself.Chapter 7 (No Asset/Non-Consumer) Filed (Pro Se) 7/08 (converted from Chapter 13 - 2/10)

I understand the difference between "pursue" and "approved," however, my question is whether or not anyone had dealings with similar situations and/or companies?Last edited by jtindisguise; 11-26-2008, 12:24 PM.
