        Thats a funny post!!! Hey, I had a good time down there and all the free open love was fine with me, as wife and myself are swingers and have seen alot of that stuff. Like any perverted man, I love watching the girl/girl stuff, I guess I just get a little wierded out with the guy/guy stuff. Don't take that the wrong way, next time I won't be so shocked I guess when I see it. Although the two heavy bearded guys necking the next table over in the restaurant like two High School teenagers was a little difficult for me to stomach.

        Now here comes the question that I value your opinion;

        The gay population has and always will from my studies created a vacuum for the value of real estate in a given area. I am very interested in possibly acquiring a condo in the next gay growth area. I looked at some of the prices in Key West and Condos that were bringing $150,000 ten years ago, now they are selling for over one million. In Chicago there are downtown neighborhoods the gay population have moved prices 20% in a single year!!! Marketing to the gay population is nothing to ignore, and I have alot of respect for the purchasing power they create. What is the next area rumored to grow down south? Anything in Mississippi or Katrina areas?

          ya know, I will actually have to agree with you here.. that does NOT sound like something that would be a nice site to see.. now the two from brokeback mountain, I may have to watch!! LOL Ya know, I wonder.. do girl like watching guys and much and you str8 fellas enjoy watching girls?? Just a thought to put in you bonnett and think about.

          I have not heard anything about those areas in particular, but I can say that Atlanta has its' fare share of the gay community and the most prominent spot is called Midtown. Great place, unreal homes and fabulous restaurants. However, my partner and I bought a townhouse in a smaller town about 30 minutes north of Atlanta called Alpharetta. Since we purchased our home (<$170k) back in 2002 there has been a HUGE influx of "family" moving in around us. Mainly gay couples who are settling down (we tend to move out of the hustle and bustle of the Midtown area to settle down). There are also tons of others (young execs, just married couples and even established families) moving in as well.. Home values are SKYROCKETING here..

          Plans were recently announced and building has already started on a huge open air shopping mall, literally across the street from us, that will be totally upscale (versace, etc) and will include a huge hotel, spa and entertainment complex as well as 2-3 bedroom condos all based on a georgian mansion theme and we found out that those condos are going to start at $1.5 MILLION dollars!!

          A realtor who lives in our townhouse development was talking to us one afternoon and he said that whatever we do, STAY WHERE WE ARE cause our values are about to fly through the roof! He came in our place and looked around, now mind you my partner is a very successfull interior designer, and he said that we could easily put our place on the market today for $220-230k... Not bad to owe less than $170k on it now. But said we would be crazy to sell now due to the expected rise in real estate prices in the area.

          There is a lot of growth here and would recommend to anyone to check this place out.. I am not sure about the growth near the coast right now though. I would tend to think that it is quite slow because insurance alone could break the bank right now..
