Here is what I say...
An estimate created by a real estate agent (I know many, and I love them all) will have an agenda. That agenda may be a low value, knowing that you are up against the wall and have to sell quickly; or, that agenda may be a high value in order to get you to sign a contract while the dollar signs are floating in front of your eyes and clouding your better judgment.
My opinion is that a professional, licensed appraiser will have the least agenda, and likely a lot of weight. If the Trustee's estimates are high, a professional appraisal may help to counter. Yes, they cost money, but... If you need to go in front of a judge to decide the value, having an appraisal from a person who could lose their license if they are habitually wrong - that carries a lot of weight. Much more so than a drive-by or Zillowed opinion where nobody ever set foot in your neighborhood or home.
