    Wells fargo is very slow no payments for 2 years, i finally got them to do a DIL, we moved out 6 months ago, the HOA was stating to get mad at the up keep, and did not like the thought of a squatter breaking in, getting hurt and suing me or some fire anything that could come back on me, we of course let the Insuracne very expensive to insure especially if it is vacant, WF did the DIL out of my name now. it all has to do if you live in a judical state not the back and if you fifhgt it file your motitions in out case padi a flousure defennes attorney 1000 and it stalled it for over a year, i am sure if we wanted to in FL, stayed another year or lomger. but wanted to move on, we were in tampa FL. the Liz pendece is about 5-7 months before WF will get things going just answer the Summons everytime, we of course surendored the home chapter 7

      I did get a regular mail letter from WF yesterday stating I needed to pay $XX,XXX to get the account current if I want to stay in the house. I did not pick up the cert. letter yet.

      I have been keeping track of 2 attorney' that WF uses in my area with the county's website. I've been trying to get an "estimated" timeframe and it's hard to tell. Some cases where over and done 10 months after LP was filed and some are still open from 2008!!

        The certified letter may well be identical to the regular mail letter. I don't have your same bank, but our bank sends us 8 copies of each letter. 4 regular mail, 4 certified. They are each addressed to me, to him, and to spouse of me and spouse of him.
