    dubogey- You have the money to consult an attorney. Do so. Stop trying to figure it out on your own. Utilize the knowledge and advice of an attorney.

      I have talked to an attorny once already and I'm going back this week. He suggested the deed in lieu which they denied. I guess I'm like everyone else and just want to be done as fast as possible

        There are times to be fast and times to slow down. This is a slow-down time.

        File Ch 7 now and you can't file Ch 7 again for eight long years. Why play the bk card now if you don't have to?
