HELP! "Plumber" to Visit

Ok, this is ridiculous. Prop Mgr. just knocked on my door and said there was some kind of plumbing emergency and that a plumber would need to come in about an hour. He seemed nervous. This is total BS. There is NOTHING wrong with my plumbing. Am I hallucinating again? Or is someone paying me a visit to check out my residence? If the Prop Mgr. is assisting any P.I.'s, can I sue them? Should I ask for the plumber's credentials? Something is wrong with this picture. Thanks.

Can you quickly check with all your immediate neighbors and see if they have had the knock on the door too?
If you have NO leaks or other issues, seems to me you could deny entry.

Are you in a townhome setup, or are there neighbors above/below you?
As I say, can you call them or go knock on their doors to see if they've been told of this "problem"?

I'd agree - ask to see proof that they are a licensed plumber before letting them into the house. You might ask some question about plumbing and pipe fitting to see if they know the answer to it - google something so you'll know the answer :-)

Thank you both. Yes, in an apt. building with two neighbors besides me off the upstairs landing. Knocked...no answer at the other doors (I don't know my neighbors). The thing is, years ago, my neighbor below me said there was water leaking, so that's the only thing I can think of...that maybe she's complained, but I rather doubt it. I know who their 'regular' plumbing guy is...though they do work with others. If it's the regular, I'm won't worry. If it's not, when they get here, I will ask what company they are with and ask to see their card. I also can block their view of my living space. The front door opens into a hall, that leads directly to the sink/bath, and that's the ONLY place I have plumbing they need to check. It's a bachelorette, so one big living space, then the a hall and bath. I will just f'ing block their view by standing at the entrance to the living area. There is NO need for them to be in any other area but the hall and bath. I will post back when this is done.

My belly hurts from laughing so hard. I ran around throwing shrouds over furniture, removing art, etc. LMAO!!!!!!!!! Then I remembered the name of their 'regular' plumber. LIGHTBULB!! So I called him. Yes, it's the regular plumber whose coming, and he's checking all apartments, not just mine. Name is Harry. Probably the bat-crazy property owner who got a huge water bill, and sent him to investigate for leaks. Bush Narcs?? LMAO.

I wish I smoked crack at times like these.

I don't know, when we've lived in apartments, it's always seemed they were sending plumbers or exterminators by for routine maintenance, or "checks". It wasn't always for a problem.

ETA: I see that they told you it was for an emergency. I would call the prop mgmt and ask exactly WHAT the emergency IS.

Go with your "gut" feeling. I would ask this guy (outside of a locked door) what he wishes to repair. If he cannot give a reasonable answer, then tell him to come back when your husband/boyfriend/friend is present as you "once were fooled" by an imposture and will not be again. It is not illegal unless the manager can explain to your satisfaction what is an emergency. 'Hub

That's the thing: The Prop. Mgr.'s request was very cryptic/weird. What's the emergency? As long as they send the regular guy, then I am okay with that. Anyone else shows up and I will be asking a LOT of questions. And the regular guy never goes into my living space. If he tries, or says yeah, well I had a report that water is coming through the roof and I need to check your living room, I will remind him he's a plumber and send him on his way.

I've settled down now, now that I know it's their regular guy.

Based on what I've found out, everything I have is exempt anyway. Even if someone demanded to have everything appraised and I had to use those values, I still would probably be under the wildcard amount (barely, maybe). Based on what I read here this morning about valuations, I have nothing to worry about.

Somehow, even knowing all of the above didn't help much when the manager made this mysterious announcement. Geez, he could have been more forthcoming. "I'm sending the regular plumber" would have worked for me. He probably got chewed on by the owner over some big water bill and has to check everything out. No one has been in here for ages!

I agree with others opinions. You are taking it all too seriously. No bank or lender will have this much attention (and money wasted) for one person.

Now, If you are recently guilty of, say, maxing out a multi-million dollar credit line, they may be antsy enough to hire PI's and a fake plumber, but probably not even then.

Simple fact, is, you, me, and everyone else in the country, are just another cog in the machine. If we pay, great, they get paid. If we don't, they write off the debt and get a tax benefit event. Then, they sell the debt and may collect a little, or maybe not. It really doesn't matter to them.

Unless you have taken part in something extremely egregious, they simply won't spend time or money thinking about you. It really is Not Spy Vs. Spy in the world of bad debt and BK.

I wish you well in all you are up against, but you can safely retire some of that worry and have a good night's rest.

Thank you! I have lost some perspective, there's no getting around it. This started with "seeing" PIs, followed by a vague (and seemingly unsubstantiated) claim about a plumbing emergency and the need to come into my space. Btw, no plumber ever showed, so how much of an emergency was it? I actually called the guy and he said 'some things are going on' at the building and he would call me before coming over and that was the last I heard.

And good grief. The extent of my "crime" is to not pay my debts for (coming up on) four months. That's it.

I don't mind at all being a cog in the machine in this instance. I will quit worrying now.
