How long until trustee checks out my house?

    Hello Jackdog,

    I am not of the selection process in regards to "how much the house was purchased for, owe, or it is worth". I do know it is based on your trustee. The trustee in the Middle District of Florida does alot of appraisals done.

      what happened with your appraisal. my 341 meeting is in fort myers and I am really stressed out about this. my husband has heared some horror stories and from what i've read on this blog this happens alot

        They come inside of our houses??? I live with a roommate in a house he alone owns. Will they ask to come in and inspect every room/box/drawer etc including his??? Am I able to object to it or him? He doesn't want to be involved in my BK case at all and will have a fit if he knows someone is coming. And do they tell you ahead of time? Because I know he will want to be home if/when they want to come in. The only things I own is what is in my bedroom. Every other room is his/his property.

            I've only read of the in-home appraisals being done in the Middle District of FL. I was the only one at my 341 who wasn't told by the female trustee that an appraisal would be scheduled. I'm sure it's because of the personal property exemption in FL being so low -- $1,000 worth of household goods if you take the homestead exemption -- and that everyone else seemed to be living in a larger home than my tiny 1 BR/1 BA condo. Even I would have a hard time believing someone in a 3 BR/3 BA home only had $1K worth of belongings inside.

            That said, I remember reading somewhere on this forum where a few people had posted after the appraiser had come. They said they looked around and had a checklist with them, looked in a closet or two, but didn't go through dresser drawers or anything like that.

              I'll let you know what my attorney say's Monday when I ask him about it for those of you in Florida. I'm east coast central Florida. None of the three attorney's I talked to even mentioned the trustee sending someone out but that doesn't mean they won't. Two of them were pretty through with what they said to expect. I just can't see with all the BK cases they have going on having the time or manpower to come out to each and every filer's residence. I have nothing to hide no safe with cash in it no expensive jewelery, or antiques lying around.

                I retained my attorney today. I asked about the possibility of the Trustee sending someone out to my house. I was told it won't happen. Middle District Florida closest city to me is Orlando.

                    My appraisal took place in early April. At this time I haven't heard the dollar amount but, it should be any day. I will keep you posted.

                      Has anyone heard of the trustee coming to your house in Colorado? My attorney says they do not come to your house and inspect your belongings and he told me to use garage/tag sale pricing. He said the trustees here are so overwhelmed they have no time to be analyzing every little piece of personal property. My issue is that we do have quite a large house and we are currently storing stuff for our out of state son (big gym equip & treadmill, bed and lots of bins of household stuff). Most everything we own is 12 to 15 years old...when we are ever able to buy new furniture I will have to pay for someone to haul off our old stuff it is so junky! Our computers are 5 and 6 years old. When our copy machine broke recently, we found an identical one on Craigs for $20 and replaced the broken part so all of our tech stuff is on it's last legs.

                      However, I do have a very old desk that belonged to my great grandma that could be worth as much as $2000. I would never consider selling it but do I need to get it appraised?

                        I was thinking about what I wrote in the last post and I guess if there was a question about the trustee taking the desk that belonged to my great grandmother I could give it to my oldest brother who really wants it. At least it would stay in the family that way. Would that be illegal?

                          My meeting is next week, so hopefully i will find out then if someone will come to the house. We are a young family almost all our furnisher is hammy downs from my mom. We don't have anything of real value but it all adds up quickly.

                          Does any one know if they count all your kids stuff(toys, game boy, ps2, games, swingset )
