Each state is different, but in CA anything affixed to the structure (lights, built-in appliances, wall to wall carpet) are part of the house and should stay. Any personal property abandoned or left in the property becomes the Banks or buyers property. Many homes in CA are abandoned before the foreclosure is completed and some people cannot afford to move things and only take what they can carry. Many people are not researching what their legal rights are and are just walking away. It is really a shame that some people are just so feed-up and discourage that walking is what they see is the only wat for them. There are start-up companies that Banks are using to clean up homes so they can be listed for sale. The contractor are usually paid $450 to clean it up, remove trash, belongings and then board-up the houses. The contractor then can sell anything of value left in the house and pocket the money.

We broke back into the house after the locks were changed. We were able to push up the "secured" garage door and use our key in the garage entry lock. We took what was left of our belongings after Safeguard came in and took what they wanted. My husband changed the lock back to our original that was laying on the stairwell and wrote a nasty note on their sign in sheet about the theft.
I paid the insurance and hoa dues and visited the home on a regular basis to maintain the yard until my tools were stolen. I am sure if one of the bank's employees were hurt in the home it would be my problem. The bank never responded when I called about the theft, neither did Safeguard. I searched the internet and found that a lot of people have experienced the same and worse.

I paid the homeowners insurance and property taxes, but in November after I filed Ch7 Chase sent a letter stating they imposed an impound account for the homeowners insurance and property taxes. So Chase is paying those and I have verified with the county my taxes were paid and my homeowners insurance is still in force per my agent. At lease Chase has done that, now if they would report my loan correctly as IIB on my CRs! It shows "paid as agreed" but 120+ days late!November 2, 2009: Filed Chapter 7, December 10, 2009: 341 Done! January 11, 2010 Last Day for Objections! February 9, 2010 Discharged!!! February 12, 2010 Case Closed, MyFico on 11/09: 550, Now: 715!
