Actually, that was a occurance from the book "Getting Even" By George Hayduke. I would NEVER recommend such astions ever, but for a laugh, I will mention them

Be assured, I think her husband deserves slow torture..(Not even Lightning could be so callous frankly) and I wish I had the $$$ to walk in, throw it around and make all her toubles (Financial wise) disappear...

      animals, and the law

Well its funny you mentioned animals.

We had 2 dogs and 14 cats which had done their share of damage to the house years back and it has not been fixed. One of the dogs even chewed apart the decking.

As for being sued, isn't going to happen. The holes in the walls were actually documented through a local real estate agent 7,8 months ago and used in family court as to the state my ex left our home in. No one knew we had custom cabnetry work done on the inside of the home built into the walls such as three chest of drawers, linen cupboard, bookself, and a stereo cabnet so them being pulled out just added to the holes. Entire walls were mentioned missing in the deposition, and pictures of some of it were supplied. I just made them bigger. They will never know what was in those holes and if they did the research before buying, they would have known the house was grosely overvalued with the repairs needed.

I didn't make new situations, I just made the old ones worse.

Here is what exactly was documented in court before the home even went into default:

      Summery on home, XXXX Ct.

Electicity- 2/3rds of the outlets in the house have stopped working.
      Laundry room no working outlets.
Kid room 1, Theee outlets, only 1 working
Kid room 2, Three outlets, only 1 working
Living room combo dining room 4 outlets, one not working.
Kitchen two outlets, one not working.
upstairs and down stairs bathroom, 1 outlet each, both not
      working.
Upstairs mini hallway, 1 outlet, not working
Upstairs bedroom, 3 outlets, two not working.
Outside on the house, 2 outlets, one not working.

Lighting fixture in the lawndry room needs to be replaced
according to mr xxxx. The laundry room stairs was also built
against inspection laws and will need to be completely covered up
in the even the house has to sell.

Interior paint 27 years old is flaking off and falling on the floor
in all areas of the house.

Kitchen faucet leaks when using water at the base of the metal.
Faucets in both bathrooms spray out sideways from weak areas with
minute holes in the eroding metal. Leaks from pipes in the walls, unknown exact location.

Kitchen counter is cracked from the back of the stove outward.
Kitchen sink has a large chip in the porcelain
Mr XXXX ripped out an entire wall to accomodate the refridgerator
purchased under my name and left the sides of the wall and the ceiling bare. Outside animals get in. There are holes in other walls
which you can see the actual framing structure of the home from the inside.

Two small holes in the top of the A-frame where bats constantly get
inside the home. They also nest at the top of the home outside and
leave nasty droppings and white urin stains running down the front and the back side of the home from top to bottom. This in turn needs to be taken care of immediately like I've asked him for three years now and they have also have ruined the exterior house paint. We have to step in
bat droppings when we come and go from the home.

The wood deck needs to be completely replaced as the boards have rotted. One daughter already fell through and that one board was
replaced but the rest of the deck is just as dangerous. The wood is
rotted mostly at the nails which hold it together.

The beautiful tongue and groove wood interior ceiling has water
marks now which was the house's best feature due to old roofing.
The house is only half roofed with new tiles and the other side
      leaks.

The woodstove is dangerous and should have been replaced years ago.
This is the house's only source of heat. The metal on the inside of
the stove that controls the burn is giving way due to fatigue and
is falling down on itself. The brick liner that prevents overheating
to the walls around it have cracked and splite or parts of them
are missing and the chimney is rusted which could cause a chimney fire.
Mr. XXX was once a chimney sweep as well as a contractor and
knows the situation but continues to ignore the fact that his family
live here and it's extremely dangerous.

The house has three small wall heaters. When working, they do not
heat the 25ft ceiling house and were more put in at the time the
house was built just to pass code. 2 of the heaters, one bedroom and
the living room are no longer working. They run on electricity only which in 1985 it cost over $400/Mo and only heated the house to
50 degrees during snow season. I don't know what the cost of running
      them today would be.

These are not things which happened after Mr. xxxx left but things that due to time/age of the home and general wear, should have been
replaced years ago. Mr XXXX is aware of most of these problems

The carpet is so worn down from walking and pets and no longer looks like carpet and needs replacing along with the padding. The carpet, as is most of our furnature, was used when Mr. XXXX had it installed and is now long past shot.

I am having XXX Properties come over tomorrow to evaluate the home
and it's value in it's present condition.
I also have pictures of some of the needed repaires in the home

      http://www.Edited due to real names

By the way, the varnish in the kitchen cabnets (wood) have worn down
leaving he press board exposed. It looks terrible.

We never had a paved driveway
Just a gravel driveway which has very little gravel left.
Years of storms have eroded the driveway down with small stream
looking cracks which are growing larger with every storm.

All this was documented not only in court, but a realtor also testified to it's value due to the conditions stated all those months before the forclosure.
I was removed from the deed in 2002 which is one of the big reasons I couldn't save the home unless it was passed onto me through family court. Bankruptcy wiped out any chance of that and unfortunately, had already retiled half the roof. at least that didn't get finished.
I'm in the free and clear condition wise and finacially on the home due to the divorce and he was listed at that time as sole owner through the bankruptcy, but we do share a lot which I am worried about

I came in here to find out more about what to expect on our shared lot after the home sold. It's kind of a depressing board but everyone here seems wonderful. I can't go into half the things going on about this with out writing a huge novel about it but I thank you for listening. It meant a lot
      (erm, no pun intended)

        I see your situation..Man that's not a house..Barn maybe!

But frankly, getting out of that firetrap is better for you..Though yes, heartbreaking, but better then butt burning...

If I helped in "Depressing" you, I am sorry, I am actually cheerful except when I get phone calls which no one is there, or people demanding money I don't have and refusing to work with me...

Not that it matters anymore...Now, it's to see who files on me first

          Been here all day

I haven't been over to the house all day today and there are still some personal things I need out. Not a lot of stuff but some. I just didn't want to go.
I'm okay with leaving the home for good I guess. I just don't like renting.
It's someone else's home and I see things I want to improve on or that can be done to make it more valuable. Funny and not so funny thing is, after I rented the place, a friend and realitor of mine told me my new landlord buys foreclosures which is how he got the house I'm renting now. I like the guy, he friendly, easy to get along with, but resent that as well..at the same time wish I knew enough about it to do the same thing with out ending up with something like my home or all the leans against it I don't know about

At least he wasn't the one to end up with it or I'd be evicted after he saw my place LOL
I'm taking care of his big time.

But really, renting stinks. I am now out my down money to buy a place as well due to having to spend first, last and security on this one. $900 bucks a month and the first mortgage was only $1295.00 a month. I'm paying for someone else's mortgage

I'm not sure what I want to do next. I want to buy a new home but I'm stuck here for a year and I don't ever want to move again during christmas. I'm hoping the landlord will let me extend the rental agreement six months beyond the years contract and that's it. By then and with a lot of good luck savings wise and my own debt ratio hopefully reduced, I'll be in a possition to buy a nice home.

By the way, I'm in So. Cali but we get snow here

            Gcapps,
I can really relate to the description you made of the last days in your home..... I too, did the sit around and look at walls, my mind dug into the past years of living there and all the memories in my home. This was my retirement home that was taken....

Someone (trustee) taking my home and selling it was completely out of my control and about drove me crazy for a year... As the days slipped by it got harder and harder to deal with.....

Auction day was one of the most terrible days of my life.... people piled into my home, going thru closets, cabinets, frig, etc. They sit down at my table like I was going to feed them dinner......

Friends tried to buy my home back for me, but the bidding went too high for them.... and a local contractor bought it. FORTUNATELY FOR ME, the contractor offered to sell it back to me (big profit of course for him)..... So with what I had saved and what friends and church help make up the difference we came up with the downpayment the contractor wanted. Without the help of friends, church, and God's good graces I would not be in my home now.....

And without the moral support, prayers, and good wishes of EVERYONE ON THIS FORUM I would NOT HAVE SURVIVED this nightmare for over a year..........

The people on this forum has been my strength, my source of information, my "life-line" to surviving this unusual bankruptcy.....

If YOUR HOME was in such damage as you described, YES, you are doing yourself a big favor by moving on......
It's hard loosing your home - but for safety reasons for you and your children - this blow in life may be doing you a big favor... a hidden one you may not even know about.

Its very hard to "re-group" and "restart" in life but sometimes it's the best thing for us to do at the time....

Let us here on the forum help you if we can. Moral support from strangers in the same position can mean a whole lot when dealing with life's struggles...... Family is too close - and criticize too much!!! Strangers are more compassionate.....

Welcome to our Forum, keep in touch with us.... maybe we can help you with options that might be open to you.... and maybe someday in the future you might be living in your own home again... with a much brighter future....
            Minny

My suggestions are from "personal experience" and research only. Do not consider this as legal advice. Each bankruptcy case is different.
