    Assessed value of home by County Assessor?

    In CA...considering a 7
    For the purpose of valuing a home; would a court / trustee accept the assessed value of the property by the local assessors office? I just received my new property tax bills and the assessed value is lower than expected. Which is good in my case.....Thanks!

    I used Zillow and my attorney said that would be fine. When we refinanced a few years back it was almost the exact same as the actual appraiser.

      Zillow is currently 60k higher than the 'assessed' value by my county assessor.

        Zillow is not reliable for values in those areas that saw extreme market movements (CA, FL, Nevada, AZ etc). For a flat market it is more reliable.

        An appraisal by an experienced appraiser showing a quick sale value using comparable sales within the last 90 days will yield an accurate value on which to base your BK.

          My district (TX) uses the county value.

            Assessed value doesn't hold as much weight as an appraisal, but you should be fine using it on your schedules depending what you are trying to accomplish.

              We used the tax assessed value I believe and it was fine.

                try the chase home value estimator they are seem more accurate than zillow.

                  Woo they valued my home at 143,000 which is only 147,000 less than I owe on it!! Woo! We used 122,000 on my petition. I think 122,000 is more accurate because of all the foreclosures in my condo development.

                      Zillow is dead on in my area too.
                      If your attorney says it's ok, then it's probably because your trustee will accept it. The trustees in my area use it.

                        We just pretty much guessed at the value of our home (and actually low balled it really) but the trustee just asked if we had over paid or if we had a huge party and trashed the place () Ofcourse he was just kidding on the latter, but we just said we over paid (which we were told by a realtor that we likely did pay too much for it). Anyway, the TT wasn't at all concerned with the amount we put down.

                        ETA: Assessed value is $118K. We owe $110K. Put $80K on our schedules.
