My lawyer is a trustee too, and he listed it. I asked him is there any way we could remove it and he said no. He said since it's an unexpired contract, it must be listed and they must be notified. Reason for this is that technically if you do not assume the contract, it is nullified. Therefore, the landlord is considered a 'party in interest'.
I too for the longest time thought they did not and would not be notified, as I owed them no money. However, as a result of someone raising the issue here, I looked further into it and found that you did have to list them. Cannot remember where I saw it though.
