Some property management companies state they will work with discharged ppl and others dont have that requirement. I ended up renting from a private home owner and was glad I did. Everyone I spoke to stated that as long as you dont have collections from utility companies or previous landlords (not if you where homeowner) there would not be a problem as long as your income supported the rent. The utility company should show IIB after you file.
If they don't you need to dispute the entry.
Thanks for the quick reply. My utility bills are always paid on time. Today, 05/02/2009 is our 60th day after 341 meeting. We're anxiously awaiting for the discharge.
Yes, it will show on your credit report.
Yes, tell the landlord. Just tell them the truth about filing and your new plan to recover from this one time event.

Today, we went ahead and filled out the rental application, honestly answered bankruptcy questions and submitted to the landlord. We also attached our paystubs as proof that we'll be able to pay despite the the chapter 7 filing. We'll know by Monday or
maybe Tuesday if we are going to get approved. We're crossing our fingers here.
We recently rented after our 341 but before discharge. We went through a property management place just because a good friend worked there. We had to go through the same hoops as everyone else though, good references and long term jobs were key. I called around to other places and that is what they told me too. References and jobs.
Last Tuesday, I got a call from the PM and asked about my case. She was asking if I already got discharge. I have not but explained that any day now I will be getting one (crossing fingers). Just to alleviate PM's concern, we offered additional security deposit. This did the trick and I we'll be signing the lease next week.
I think that being honest, explaining to them why you got into this situation (put it in writing), and mitigating their concerns, the hopes of starting fresh can be smooth sailing.
