    We have rented our entire married life (almost 10 years) and have really not had too many problems. We just left a house in January to a house down the street (literally) and signed a 3 year lease. They are friends of ours, but we have a business contract. We have never had a problem decorating the way we want. The landlord cannot come into your property without giving at least 24 hours notice unless there is a threat of life or property loss. I like knowing that if the water heater craps out that I don't have to pay for it. Every place that we have been in has wanted us to stay longer than we did. Just be a good tenant and they will never want you to leave!

      I actually like having the ll come in, they usually will give you notice, and when it's for a repair, I give them permission to enter = I don't have to take time off of work to let them in.

      As for decorating, the only stipulation is, 'make it back to what it was when you leave". That's it.
