From what I've read everyone's seems to vary.. another poster had a 'surprise' appraisal notice 3 days after the 60-day mark, I've seen some say they saw it on Pacer that night.
I'll keep my fingers crossed that you get yours quickly!!
BTW - I see you're in KC, I lived there for 6 years. I love KC!
