Fingers crossed that the agent says this house is worthless. Praying she sees nothing but a fixer up. Honestly, I hope it goes like you need it to. Positive thoughts going your way!

Well, my appt. is 6pm tomorrow afternoon right after I get home from work. Since I've been freaking out about this all day, I've decided to at least be prepared by typing a list of everything wrong with my house (it's a long one) and I'm also giving her copies of pictures of my bad roof (thanks to my neighbor's tree) and estimates for repairs.
If nothing else, she will have copies in hand of everything I plan to show her around my house tomorrow. She said the entire visit should last about 5 mins, but I plan to give her the Grand Tour of every major deficiency in here. My appt. with the realtor is in an hour. Maybe I woke up this morning in a fighing mood, but I prepared a 10 page document filled with color pictures of everything that needs to be repaired at my home. I also attached estimates. I think I'm ready. Hopefully it won't be as stressful as I'm making it out to be. I just wish this would have happened early on so the worry and stress would have been behind me by now.

Here's an update:
Okay so the true reason this lady was sent to my home was to see if there was any equity for the Trustee. She was nice enough (mid 40's with a mild demeanor), but I was suspicious because I don't want to lose my home.
I handed her the packet of information I prepared and she was a bit caught off guard by it, but seemed glad I had it. We started walking the perimeter of the outside of the house and I made note of everything wrong especially the roof and the need for a coat of paint. When we made it inside, I showed her everything on the list and at the end of her "tour", I wanted to know point blank what she was planning to tell the Trustee. I felt I earned the right to know since I've been waiting 63 days and still no discharge. I'm getting too old to beat around the bush.
Oddly enough she told me the house was borderline and it could go either way, meaning if I wanted to walk away, she would sell it for me or she could leave it alone if I planned to keep it. I then proceeded to tell that I can't afford to move anywhere else and with all of the things wrong with it, I still would like to keep my house rather than hunt for somewhere else to live.
After 15 more minutes, I found out that she is a widower that had a horrible husband and ended up losing her business and filing BK herself, apparently her husband robbed her blind also. What a small world we live in! She also told me she owed a small amount of Trust Fund Taxes to the IRS and could relate to my situation. We talked for about another 15 minutes then parted ways.
I'll sleep well tonight knowing I didn't throw in the towel after all and feel victorious. I will still wait for the final Discharge status before celebrating, but at least that's over.
P.S. She also told me that many of the people she is sent out to evaluate usually schedule appts with her and don't keep them, lie out right about the value of their homes or rub the Trustee the wrong way by not providing information when needed or drag their feet. I think because I owned a business, she wanted to make sure I wasn't living in a mansion or anything. Nothing could be further for the truth. Thanks again for the moral support guys.
