And that is why I said IMO.

If you have no debt and have to wait 2-5 yrs, having 20-40% down won't be hard to do.

And just because you have a job and barely making it now, doesn't mean you will have a job later on with the same bills. This is what happen to me. I had a very high paying job and it was taken away, but of course my bills were still the same. We barely made it for almost a year(on my savings and one income) and I got tired of the stress. Now we are filing next month, C7. When it is all said and done, my life will be better.

Its just that Fanny and Freddie mac has stated to get a Prime loan after a Foreclosure they will now require 2 years and added % down depending on your market

so the 1 year out of BK with 10% down wont be allowed it will be more like 2-5 years out and 20-40% down

Or you could go sub-prime if you are risk taker

      Thank you both~

I really appreciate the "both sides of the fence" opinions. That is why we are here, to get all ideas.

This morning, I had to take my daughter to the store to buy cupcakes to share for her b-day, (the cookies I tried to make last night were just awful, Martha Stewart I am not). Anyway... 15.00 for 2 boxes of cupcakes. It bothers me because that is an issue.

Okay, that was bad planning, I should have made something sooner for a lot less. But I do have 15.00 in the bank!

I am swaying toward not doing the BK. Again, I have a feeling that I can make it, as long as I don't lose my job, get sick or something else just as critical.

It will be a matter of planning and budgeting. If in the end, it works out that the market stays bad for longer than 3 - 5 years, then maybe... There are so many wonderful sites out there for financial budgeting and making a dollar stretch!~! Check out www.freecycle.org. I just found free canning jars!

Again, will have to see what ATTY says today.

At the schools around here, you can't bake stuff from home and take it to school.

        Happy bday to your daughter!!

          Cali,
YOu are so right. I don't know where you live, but I live in Westlake Village! That would be so "embarrassing". What in the world are we teaching our kids?

Today I called the cell phone co. and got my bill cut in half, called the land line and got it down to 1/3 the cost. I was going to shut it off, but such a deal.

I am on hold now with CC co's trying to get some lower interest rates. I will do what I can. But like you, I don't have any savings, so it would be just a matter of time, I would run straight to atty if I lost my job!

You did the right thing! I have to say that the stress is almost not worth it. Heavy sigh. Will see what happens this afternoon!

dmc-2008 if working thing out with your creditors is the route you plan to take I'd encourage you to read some of the posts by treehugger1. He is dealing with creditors in what he terms an "informal" bankruptcy.

                Filed: 10/26/2006
                Discharged: 03/05/2007
Closed: 5/19/2008 - Asset case due to balance transfer and income tax refund

Okay, thanks I will check it out.

So far no creditors breathing down my neck. I am just trying to reel in the expenses before I am late and have that problem.

I had a thought today as I left the 99cent store with my 30.00 worth of pasta and applesauce, etc. I am going to write a letter and thank the government for putting good people in the position we are in.

Think about it, its high cost of everything, including college eduction, food, gas, electricty, housing... you name it, we are paying for it. Not to mention the war and prescription drugs and medical care.

Its a darn shame! It so sad, I see ladies in the store today, wearing what I know to be 10 year old very good garments, from their day, but worn out and shabby. I can see the desperation in eldery peoples faces as well as young mothers and men without jobs. I am saddened by what our country is turning into and I have a feeling it is going to get worse before it gets better.

How come the gas companies can gouge us just because its a holiday? Okay.. take back your damn holiday, I don't need that. I need security and savings and a plan for my daughters future. UHG!!!!

sorry. Off to see an attry...

Gas always goes up before a Holiday.

And I haven't been out and about much lately, but I am sure many people are feeling the sting.

                        Nice...

Well, just got back from seeing my atty in Westlake Village, Gumm & Green if any of you need a good one.
She looked at all my stuff and said I just don't have enough unsecured debt to do it. Kind of what I thought. I won't be doing a BK until things get so bad, that I have to sell and forfiet then I would bite the bullet.

Good luck to you all. I wish you all the best. Just hunker down, tighten up the purse and do your best. Wish me luck too! I think we all are gonna need it for the next 10 years, because its gonna take that long to turn this country around... and as my atty said, its gonna get worse before it gets better.

                        Best!!!
