Actually, I don't disagree. I do not believe TroubleInCalif is being dishonest by not revealing a potential bk, not at all. I was actually addressing Sharksfan and not realizing it would contrast with what you had said as though I disagreed. Nope, you're right: they'll probably do a one-time credit pull and then that's the end of that. But she might want to look over her lease very carefully before signing it, just to make sure there's no bankruptcy clause in it.

I see your point about California too; I was speaking of the East Coast but I didn't realize it was that hard to rent out there where you are. That's harsh. Is it that bad even for a little duplex or something? Uggh! No wonder she's concerned!

Ah well, my apologies for creating confusion. But I am rarely as sweetly corrected as I am on this board. Feel free to disagree anytime!

Ah, flad, now I see. Thanks for clearing that up. It's nice to know that we are both still perfect. (until the inevitable someone comes along to knock us off our pedastals that is).

It is obvious you are not trying to be dishonest or you wouldn't have asked the question in the first place.

Basically, they can ***** all they like about bk before you sign, but if they approve you then you want to read that lease very carefully before signing, looking specifically for the word "bankruptcy". As in, a bk will invalidate the lease. And no, I don't think you're trying to be dishonest -- poor juxtaposition of statements on my part. Sorry.

If they're that serious about no bk they will have inserted a clause to that effect in the lease, but many times people *mean* to have a lease, a will, a power of attorney, what have you redrawn to suit their changing needs but never get around to it. So it may all just be hot air, because it's what you SIGN that counts. So look it over very carefully... sir.

Nolo Press book on filing Chapter 7, there are others too. (I have no affiliation with Nolo Press; just a happy customer.) Best wishes to you!

The prices for renting houses here is kinda high. The house across from me that did a short sale got bought by an envestment company and the rent was 1500 bucks! Ouch! Plus i had a friend of mine rent a house that within 3 months was gone to forcloser and he lost his money... Kinda scary around here. The main reason for me is because its just myself and my youngest daughter who will 18 next month so an apartment is just our size.

            Thanks for all the help......
A house in CA for 1500$ mth, I would never see that in my area. You might get a 1 bedroom apartment for that.

As for your question, I wouldn't tell the landlord anything because you haven't filed yet.

I live in Sonoma County California, a sort of High Rent area, and there is an abundance of rentals available, a brand new home just rented to my daughter and her 3 roommates near the jc for 1600 dollars. 3bdr, 2.5 bath, 2 car garage in a nice neighborhood.

2 bdrs are going for 900 to 1200 depending on quality.

Credit is always an issue, but income and stability are far more important.

Sorry to hear that but keep trying! Sounds like that lady was a hard nose anyway. Hopefully you'll run into some kinder souls.

                    Good Luck,
