    Most realtors are dumber than cat sh.t, really.

    It takes 2 weeks of classes to become an agent. They are not only stupid, they will lie to your face. However, back to the original post- a realtor cannot 'appraise', that's a professional certification from an appraiser. No court in the land would accept am realtor's estimate of property value when dealing with a legal issue, such as a B.K.

      A lot of people here have been able to use a Realtor's Market Assessment.

      Trustees usually ask how the Debtor/Filer came up with their value. If you say you had a Realtor come, that's generally good enough.

      But you're right, Cindy. If you want a valuation that will stand up anywhere, hire a Certified Appraiser. $300-$400 Appraisal fee vs $11K based on a bad valuation sounds like a no brainer.
