My wife is trying to re-fi in her name only to lower monthly payment. Title company wants a letter from the trustee saying it's ok. I won't be on the mortgage but will be on the title. Question is will this change my monthly payment?
I am about to make payment 12 out of 60.

It might, especially if you don't have increased expenses to balance the decreased mortgage payment. Talk to your attorney.
