weird situation

i have a weird situation

i was discharged chapt 7 mortgage 12/2010
i modified mortgage under making home affordable on 4/2011
i divorced 9/2011(ex has no claim on house was bought before marriage)
in divorce decree ex has eclusive use of home until kids turn 18( only reason i did this is because i have handicapped kids that house has been made accessible for)
she has to rent from me at cost of mortgage


i have rebuilt my credit and am current on everything

my question is
will i be able to get a mortgage to buy a house for myself to live ?

As of today, no, because you are not yet 2 years from your BK.

Once the 2 year cooling off period expires, I would say "probably", but it will be tough (it is tough anyway). First, when do the kids turn 18? But if you can show the ex has a steady history of paying the rent, then you have a fighting chance but the bank is going to want to see significant reserves (e.g. non-retirement savings), so start saving money.
