Well, the good news is we closed on our house today! We made the offer & signed the contract on June 24th and closed on July 26th, 32 days later!!!! From all I have read, that is pretty darn good for Rural Development Direct. Everything went smoothly throughout the process w/ only a few minor hickups along the way.
The bad news is, we now own a house with no functioning air conditioning. We didn't find this out until after closing. The inspection said the a/c and heat units needed serviced and repaired to work and that was required to be done before closing. The repairman hired by the real estate agency signed off that the work was completed last week & everything was working properly. We did the final walk through this morning & the a/c was on and blowing cool so we assumed it was fixed. When we went back this afternoon to start painting it was still 91 degrees inside. Hubby went to check & the condenser wasn't working at all & the breaker kept flipping off. The a/c coil had never been checked, there were still spider webs over it. We couldn't see that this morning as the plumber/ac repairman was still there working to fix another problem (which he did very shoddy work on also). We called him as soon as we figured out it wasn't working & he was very rude & flat lied about several things.
We have a repairman coming out tomorrow to hopefully give us a truthful answer as to what is wrong & we are hoping they will fix it completely at no cost to us, since it was supposed to be done before.
