We had a situation kind of just fall into our laps yesterday after we had given up on finding a house to buy. A friend of ours called & said a friend of his was going to lose both the house they lived in & the one they had been renting b/c the renters just up and left the week before. They are willing to sell it for the payoff, which is less than $30k!! It's in physically good shape w/ a good roof & foundation. It has 4 bedrooms, nice fenced back yard and everything on our list of NEEDS. It doesn't have all our "wants" but we figure we can't have everything.

The only work it needs is a couple of walls patched up, 2 pcs of siding put back on & a good paint job inside. We are hoping we can go rural development on it and be moved in next month!

They gave us the option of buying it on contract for $600 month for 6 years, but I'd rather get our loan & have a cheaper payment so we can afford to do some upgrades.

look into doing a land contract...which really is a rent option to buy. that way you can have two choices...take their deal but if can get a mortgage pay it off.

If we can't get a loan for it (which I think is unlikely) then we will do the purchase contract. That is a last resort b/c the $570 is about $100 above our comfortable price range by the time you add utilities etc to the mix.

yes, of course, good planning includes staying within your budget. our situation was budget "friendly" even tho we offered more for the actual price of the house, it ended up being just fine and comfortable and within our financial means...forever without having depend on other than our ss and pension. so, i understand, for many regular financing via a lender would be a better option.

Just one caution...make sure you have a very thorough inspection. Sounds almost "too good to be true."

If you do go USDA, know that a very thorough inspection will mean lots of headaches concerning getting "found" issues fixed. But...it'll be worth it in the long run. And it's better to know before you buy. This house we're renting here....there are SERIOUS issues with it (which is why we're not buying this particular house). The landlady is trying to sell it and some of the issues wouldn't be noticeable in a walk-through and possibly not even noticeable right away in an inspection...though a good inspector should see them. Anyways, the point is...a potential buyer of this particular house would be in for some really nasty surprises.

Would hate to see that happen to ya.

We are pretty sure this isn't the one for us. We were to the point we were getting ready to pay for the apprasial tomorrow when I happened to read the news today. The person we were buying this from supposedly killed their spouse then themself. (Don't know if it is true or the details, just what was on the news and the grapevine. I feel so terrible for the family and friends, what a horrible day.

This makes the 5th house that has fallen through. I am now hanging on by the last thread to my nerves.

We are pretty sure this isn't the one for us. We were to the point we were getting ready to pay for the apprasial tomorrow when I happened to read the news today. The person we were buying this from supposedly killed their spouse then themself. (Don't know if it is true or the details, just what was on the news and the grapevine. I feel so terrible for the family and friends, what a horrible day.

i know if you saying, it i am getting this correct, there was a murder there in the house??? if so, you most likely can get a really good deal on it. i don't mean that to be funny, i mean if you can live with ghosts...yikes..but seriously, i have heard people getting the best deals on these type of houses. i don't mean to be gory...

if you love the house, maybe you can bring some wonderful positive energy to it???

and if this is not meant to me, believe me, there are so many houses out there, you'll find the right one for you!! you will!!

They didn't live in this house, it was empty. Thats why they were selling the one we were buying, so they wouldn't have 2 pmnts. Nobody was killed in the one we wanted to buy

well, if the person is in jail, i'm certain they have someone handling their affairs and most likely need money for atty's....so any chance if you really like the house, you can work through those hurtles??? just wondering, hate to see you lose a good deal.

Our lender is trying to find out what the steps will be. If it has to go to probate, it will take forever. If it goes back to the ex, we could possibly buy it from them to get it off their hands. Nobody is in jail. The one person killed their spouse, then killed themself. I don't think there was a will (they were in their early 30s and didn't really have everything "together" enough to have made wills etc), but there was a note left. They didn't have any children though, so that is a blessing.

ok, it took me a bit to understand there's no one standing....and you're so right it could sit in probate for 2 years or better...
