My husband and I filed a 7 in 2007 in order to be rid of a toxic multifamily. Prior, we had excellent credit. When we bought that house, we already had a multifamily that we were living in. We bought this second property and immediately had three back-to-back evixtions. We couldn't hold on and the property wouldn't sell. Se we let it go and filed the 7 to be rid of the lien they were going to place on our first property.
The 7 discharged the loan on our first property as well. We've paid and stayed up until this past summer. We applied for a modification in April and, after being promised by Citi that we would be in a trial within a month, after four months they declined the mod because we'd never been late and therefore, we were not at risk of default (despite my loss of income).
So we basically told Citi they could stuff the property. Haven't paid since August and as far as I know, no foreclosure proceedings have begun.
As the missed payments do not show on our credit report, we were thinking we would be ok to get an FHA loan for a single family property we are hoping to relocate to.
The problem is that we hear fha may ask for a payment history for the house we're in or a rental history for where we live. We have neither, obviously. Anybody gotten an FHA loan after foreclosure or bankruptcy and NOT had them ask for a rental history?
