    Title check question

    Reading through the FHA loan threads I've seen several references to foreclosures being revealed by a title check.
    How does one go about doing this search on themselves? I ask because I'm uncertian of exact dates when the bank put my house up to auction, when they consider it "foreclosed", etc... this is information that I would like to be armed with when I do start hunting for a new mortgage as I'm sure others maybe interested as well.

    If it helps I filed BK 7 in California and the house was in Arizona.

    Pull a free credit report, chances are the foreclosure is listed under public records. As for a public record search, you need to have the legal description of the property, and then search your name in the Official Records which are recorded with the clerk of court in the county where the property is located.

    If we are talking about FHA are you sure your not thinking of CAIVRS?

      Thanks for the response sunshine. I get a 3-in-1 CR every month through my monitoring service. The foreclosure isn't showing up under public records on any of the 3 CR. My BK is showing up on 2 of the 3 (Lexington was able to get one BK removed on Transunion).
      I just got a threaten letter from US Bank (they held my mortgage at the time) demanding I put home owner's insurance back on the house or else... So, I'm not sure they have their act together over there as I believe the house was auctioned off around OCT 2008.
      Great idea, I'll check with the county as you suggested to see what I can find and share with the forum. This leads me to another question... How would the next lender know to check a particular county in a different state?
      CAIVRS? I’m not sure what that is, but I’ll follow your link and see what I can learn.

        Great link sunshine. This is of interest to me because my loan was VA. So that would explain why it isn't reporting as a foreclosure, because the balance was paid for by the VA. I'm willing to bet my info is in CAIVRS and the FHA will see that. Thus, I will need to wait 3 years?

          we called FHA in washington dc ourselves....to get the status of the loan....they have all the information there...http://www.hud.gov/offices/hsg/fhahistory.cfm....which is also the site given by SG...we called there and got an update on our loan directly.....they have a contact page at the site. all i did was give name, ss, and address and they were able to give the status...hope that helps.

                look up the court clerks website for the county in arizona where the house is located. If AZ is a judicial state then all the information should be right there.
