    Post BK morgage?

    Did a search but everything seems to be very old.

    Any recent info on getting a home loan one year after BK?

    Suggested companies to look at?

    Interest rates, other info?

    Tks all - long time since I have been here but glad to see some good info is still being given by others - what I received here was worth a ton of money.

      No such thing as a home loan 1 year from BK...so no real changes.

      The only options are
      (1) FHA if, and only if, you can prove a hardship as the reason for your BK; good luck finding a mortgage broker willing to try to put that together.

      (2) non-conventional options.
      Wrap Around Mortgage
      Land Contract
      Hard Money Lenders.

          there are small lenders out there that will still do USDA loans after a recent BK, you will need a 660 score though.

            The preceding advise is half-correct. It depends on whether your BK was a Chapter 7 or Chapter 13. You don't say.
            FHA will guarantee a mortgage for a filer as soon as one year after successfully beginning a Chapter 13 repayment plan:
            Whether you're a first-time homebuyer or want to refinance your existing mortgage, the FHA loan program will let you finance a home with a low down payment and flexible guidelines.

            Of course, you otherwise also have to meet the lender's standards, which CAN (and probably will) be more stringent than FHA's. But, there ARE lenders who will work with Chapter 13 filers. It's critical to find a loan officer or mortgage broker with experience guiding BK users through the process. Otherwise, you may be automatically told it just isn't possible.
            Now, if your BK was Chapter 7, well -- you're just going to have to put in your time till it 'expires'. That's 2 years post-discharge, or at least 3 if it included a foreclosure. Many banks require 4 or more.
