    When can I really refinance in WI

    Discharged on 8-5-09 kept home morgage in good shape have a victoria secrate card which was not closed (the only one that wasnt) we had other cards too with no balance that got closed? and a capital one with a $500 limitwhich we just got. I pay off every month. Im at 6.75% on a 30 yr loan of 110,000 3 1/2 yrs in to the loan we owe 108,000 ish yet. Any segestions? I would like to stay away from the tv commerical places and keep it somewhat local?

    There's no way to know how your mortgage lender will react to a request for loan modification, regardless of when it's made.

    A few lenders have been willing to work with their debtors, but most drag the process out to ridiculous lengths and end up giving you a six-month 'trial' modification. In the end (at least with most our members here who have tried it before or after discharge), they end up with a modification that isn't that helpful or no modification at all. I hope things turn out differently for you. You won't know unless you try. Good luck!

      I would say you have no shot right now having discharged only 6 months ago. I have been in touch with several brokers and they all told me one year minimum before they could even think about finding someone who would take on the loan. It's funny because right now I am in the best situation I have ever been in financially as far as DTI and stuff goes and you are talking about someone who had almost a million dollars in real estate! I am going to start trying again at the end of this year but thinking that I will probably have to wait for a FHA loan at the end of 2011.
