I have my home thought this company and its an arm. Has anyone had luck with a refi, or modification with them? Looking to mod the plan to a fixed rate but in a 13 plan now.

Have you contacted them yet? I had to explain my situation and how and why it has changed since we took the mortgage out. They know (as does your mortgage holder) that you are in a 13. See if they will work with you.
