    Good job Sinking.

All is negotiable. Realtor fees, title company or lawyer fees, even the mortgage broker fees.

Chp, sad but true it is. I have seen many an agent in my day push the house on the buyer that has the highest commission.

But don't jump the gun to "I don't like salespeople cause they can be bought." That is a gross generalization and there are more honest real estate agents than not.

Some states have come up with "transaction brokerage", Florida being one of them. Both agents work for the "transaction" but still owes honesty to both buyer and seller.

Now, in a good market, very little negotiating goes on.

Would 'For Sale By Owner' be any easier?

Is it easier or cheaper to put your house for sale yourself and try to sell it? Then they'll just be closing costs, right? But this type of sale requires a lawyer doesn't it? It there more paper work involved when you sell your own house?
        Just wondering.

To the OP's question, I would certainly approach the lender regarding a short sale. They are accepting these very readily these days and I am sure they would be very willing to work something out to avoid a foreclosure, even it it means enoughof a loss to make up the difference of the fees too..... Good luck.
